Whether you call it Passive House (from the German Passivhaus) or simply “passive home,” the idea is the same: an ultra-efficient, airtight building that maintains comfort with minimal energy input. Built right, these homes can heat and cool themselves with little more than body heat and sunlight.

Sounds like science fiction? It’s not. It’s innovative building science, and yes, you can absolutely build one in New Jersey.

What Is a Passive House?

A Passive House is a rigorously designed, performance-verified building that meets strict criteria set by the Passive House Institute (PHI) or Passive House Institute US (PHIUS). It’s not about slapping on solar panels; it’s about a fundamental redesign of how a home controls air, heat, and moisture.

Five Core Principles of Passive House Design:

  1. Superior Insulation: Continuous insulation with high R-values, far beyond local code.

  2. Airtight Construction: Must achieve ≤ 0.6 ACH50 via blower door testing.

  3. High-Performance Windows & Doors: Typically triple-glazed, low-e-coated, thermally broken frames, with precision installation.

  4. Balanced Ventilation: Heat Recovery Ventilator (HRV) or Energy Recovery Ventilator (ERV) to ensure healthy indoor air.

  5. Minimal Thermal Bridging: Every joint and junction matters. Weak links can compromise the whole envelope.

Passive House is whole-system design at its finest, where insulation, windows, air sealing, and mechanical systems all work in perfect sync.

Building Passive in New Jersey

New Jersey sits across Climate Zones 4A and 5A, with cold winters, humid summers, and moisture challenges. Here's how Seal Team helps Passive Homes come to life:

1. Superinsulate the Envelope

We're talking serious R-values:

  • Roof: R-50 to R-90

  • Walls: R-40 to R-60

  • Sub-slab: R-30 to R-50

We use high-performance materials like closed cell spray foam, hybrid assemblies, and/or mineral wool to help meet these targets, installed with precision by Seal Team pros.

2. Airtightness Is Mission-Critical

Passive Homes must achieve ≤ 0.6 ACH50. We aid in the air-sealing mission with a military-grade focus, treating every seam, joint, and opening as a mission-critical detail. Blower door testing? Bring it on.

3. Ventilation: HRV or ERV?

Triple-pane windows and thermally broken frames help maintain the envelope. We coordinate with contractors to properly seal these elements, eliminating thermal bridges at key junctions.

5. Modeling & Certification

Certified Passive Homes require detailed energy modeling (PHPP or WUFI Passive) and third-party verification. We collaborate closely with Passive House consultants to make sure your project passes every test.
